Construction Story
Phase 1: Flooring and Infrastructure
We started with a vacant shell. Modern media hubs require extensive networks of heavy data and AV cabling to support their operations. Instead of dropping the ceiling and losing that open, airy feel, we installed a technical raised flooring system across the entire 14,000 sq ft footprint. This infrastructure gives their IT team total freedom to invisibly route cables to editing bays and desks, effectively future proofing the space for emerging technologies.
Phase 2: Acoustics and Partitions Audio Production
To build professional, acoustical sound-resistant studios, our framing and drywall crews had to execute the assemblies with zero margin for error. We meticulously sealed every wall penetration, duct, and frame assembly to achieve the required sound transmission ratings. We then installed high-performance acoustic ceiling treatments throughout the open office and meeting areas and installed specialized soundproof phone booths to provide staff with quiet zones for private communications.
Phase 3: Millwork and Design Feature
The showpiece of the office is the central cafe, anchored by a massive biophilic living wall. Integrating a vertical garden indoors meant our mechanical teams had to perfectly coordinate the plumbing and moisture control behind the drywall to keep the plants thriving and the surrounding building materials safe. Our carpenters finished the space with custom millwork for the cafe storage, integrated booth seating, and a sleek, custom-fabricated main reception desk to welcome guests and clients.

Builder Perspective
When you invest in a commercial retrofit at a Class-A address in downtown Toronto, the construction process cannot disrupt the surrounding tenants. Managing a project in a premium high-rise means carefully coordinating freight elevator schedules, limiting noisy core drilling or heavy framing work to after-hours shifts, and keeping the site completely dust tight. The real success of this project was not just the beautiful finish; it was delivering complex acoustic engineering and heavy infrastructure in a busy commercial tower while maintaining a strict project schedule.
